Setting the Standards in Property Management

MaryKate & Co. Realty has a strong marketing program to attract prospective tenants. We implement all current available resources to secure qualified tenants for our property owners as quickly as possible. Below are some of the following resources we utilize:

Qualifying the Tenant

One of the most important things we do is place the proper tenant into your property. This is accomplished by a thorough background check. This includes, but is not limited to the following:

  • Civil search for any evictions or litigation.
  • Criminal search for any felonies.
  • FDLE sexual predators search.
  • Credit check.
  • Employment / income verification.
  • Rental background check – previous 5 years.
  • Cross reference addresses from application against credit report.
  • Social Security number verification.

Once all information is gathered we consult with our property owners and share our recommendations. Now that we have secured a qualified tenant, our job has just begun. We take care of the day-to-day operations of insuring that your investment will perform to your expectations.

Lease and Lease Execution

Upon acceptance of a tenant we require a security deposit to remove the property from the market. Security deposits will be held in a non-interest bearing Escrow Account. Our leases are based on a 12 month rental term and have been reviewed by our attorney who specializes in Florida Landlord / Tenant Laws. Leases are continuously updated to stay current with the changes in local and state laws. Tenant responsibilities are clearly defined, giving us the ability to enforce lease requirements.

Prior to move-in

MaryKate & Co. will conduct a video inspection of your property. If any security deposit claims are made at the end of tenancy they will be backed up by video evidence and can be used in court of law if disputed.  Tenants are given a move-in packet to help guide them through common issues that may arise through there tenancy. For example, if the sink becomes clogged we suggest using Drano to resolve the issue before making a maintenance request online. This packet reinforces some of the policies that are in the lease agreement.  We have found through our experience that the more communication we can provide on our policies with new and existing tenants is the key to keeping long term residents as well as protecting your investment.

Collection & Distribution of Rents

Our collection and distribution of rents is a vital part of our service to you. We pride ourselves on disbursing to our property owners by the 15th of each month via direct deposit. Our goal for our property owners is to not worry about the stress of owning investment property. Only to receive a check every month. Period. Let MKCO do the work for you!

Maintenance & Inspections

MaryKate & Co. Realty is on call 24 hours a day, 7 days a week. All maintenance emergencies are handled quickly and in a cost efficient manner. We use only licensed and insured contractors for our property owner’s protection. Due to the high volume of properties we handle, we can secure excellent rates from these vendors, which are passed directly to our property owners. We do inspections of the properties on a regular basis to ensure tenants are compliance.
